The application walks you through one short section at a time, and there is no account to create. Most people are done in about 15 minutes, and your application goes straight to our Spencer office for review.
Have these handy
- Your current and previous addresses, with landlord names and phone numbers
- Where you work, your supervisor’s phone number, and what you take home each pay period
- Two references and an emergency contact, with phone numbers
- If you are applying with a co-applicant, their details and employment too
- A valid government-issued photo ID: we will ask for it during verification
Most fields are required; anything marked optional can be left blank. You can go back to any section before you sign.

Who applies
Everyone 18 or older who will live in the home completes their own application. If you are applying with someone else, name them in the co-applicant section so we can review your applications together.
What happens after you apply
We review applications in the order they arrive. If yours moves forward, any background or credit screening happens through a secure channel.

How do I apply for a rental in Spencer or Owen County?
Start by contacting our Spencer office to see what rentals are currently available. Once you've found a property you're interested in, you can complete our rental application online or through our office.
For your security, our online application does not ask for your Social Security number or driver's license number. If additional verification is needed, we'll handle that directly with you.
Where does HOME TEAM Properties manage rental properties?
HOME TEAM Properties manages rental properties primarily in Spencer and throughout Owen County. Because we're based in Spencer, we're local to the properties and communities we serve.
Do you manage rental properties for owners?
Yes. We work with local property owners who want help handling the day-to-day responsibilities of managing a rental property. Our team handles the day-to-day management of rental properties, including leasing, tenant communication, rent collection, maintenance coordination and keeping owners informed. One of our biggest advantages is our established network of local contractors and service professionals. When something needs attention, we know who to call and can coordinate getting the work done. Our goal is to take the day-to-day work of managing a rental off the owner's plate while taking good care of the property and the people who live there.
