Common questions
Buying, answered
Quick answers to the questions buyers ask us most.
How do I start the home-buying process in Owen County?
Let’s start with a conversation. Tell us what you're looking for, where you want to live and what matters most to you. There’s no obligation, and no question is too early to ask. We’ll help you understand your options and the next steps, from getting pre-approved and finding homes to making an offer and getting to the closing table.
Do I need a mortgage pre-approval before I look at homes?
Not necessarily, but it's a smart place to start. A pre-approval helps you understand what you can comfortably afford and lets us focus your search on homes that fit your budget. If you're not sure where to begin, we can point you in the right direction.
Can I buy a home if I haven't sold my current home yet?
Absolutely. It just takes a little more planning. We'll help you look at your options, including timing the sale of your current home, financing considerations and what happens if you find your next home before you're ready to move.
How do I know which area is right for me?
That’s one of the advantages of working with a local agent. Rob and Samantha know the roads, communities and neighborhoods throughout Owen County and the surrounding area and can help you compare commute times, amenities, property types and what it’s actually like to live in different areas. Finding the right home starts with finding the right place.
How does a buyer’s agent get paid, and what are my options?
Buyer-agent compensation is discussed up front and put in writing before you begin touring homes. There are several ways it can be handled, including situations where the seller may offer to pay some or all of the buyer-agent compensation. Seller-paid compensation is not guaranteed, so we'll explain your options and any potential costs before you move forward.
What is a Buyer Exclusive Agency Agreement, and do I have to sign one?
A Buyer Exclusive Agency Agreement is a written agreement between you and your real estate agent that explains the services your agent will provide, the relationship between you and your agent, and how your agent may be compensated. It also outlines the responsibilities of both you and your agent.
Indiana law requires Indiana-licensed real estate brokers to have a written agreement with buyers they represent. Before you sign, we'll review the agreement with you, explain how we work with buyers and answer your questions. The terms of buyer agreements, including the length of the agreement and compensation, can vary, so we'll make sure you understand your options up front.
